Specialfastigheter’s Interim Report January–September 2026
· Total income amounted to SEK 2,540 millon (2,853), a decrease by 11 per cent. Income increased by 7 per cent for comparable assets following the divestments in 2025.
· Profit from property management amounted to SEK 1,371 million (1,569), a decrease by 13 per cent.
· Unrealised changes in property values amounted to SEK 1,857 million (-671) and value changes in financial instruments amounted to SEK 175 million (-110).
· Net profit for the period totalled SEK 2,670 million (558).
· Assessed market value, properties amounted to SEK 52,609 million (47,368).
During the quarter, Specialfastigheter signed lease agreements with the Swedish Prison and Probation Service for new construction, extensions and renovation works covering a total of 8,500 sqm at the Haparanda and Sörbyn correctional facilities outside Umeå.
The expansion of our secure facilities is ongoing at several locations across Sweden. At the Hall correctional facility, the ground-breaking ceremony was held for the next phase of development, which begins with the construction of 9,000 sqm of new premises. Meanwhile, other projects have been completed and are ready for occupation. At the Österåker correctional facility, the Swedish Prison and Probation Service recently moved into 3,000 sqm of operational premises.
